We are 2 Canadians with over 40 years experience in the Construction & Development industry.
Gaviota Construction & Development SA is a Costa Rican Company formed to provide a comprehensive physical development service within the Country and Province of Guanacaste. It is driven by the belief that there is a need for a service organization which understands the technical and financial requirements for the production of quality and physical environments.

We will provide a renovation –
restoration division of our company to facilitate the larger more complex
projects the everyday homeowner/landlord may not wish to undertake on his own.
MARKETS
There is a substantial market of young, Costa Rican business people and foreign investors seeking turnkey service, whiche offers quality design, guidance in the selection of building elements, and the relief from the day to day responsibilities of the construction process.
Current
indications are that such individuals are prepared to spend from $125,000.00 to
$250,000.00 for their house and usually own their own property.
SPECULATIVE
MULTI-FAMILY RESIDENTIAL
In the long range this is a very lucrative market, with two distinct areas of activity.
LUXURY:
Several major developments on the waterfront and hillside have demonstrated the strength of the luxury house / condominium market, which while sensitive to location, have generally performed extremely well. In fact, there is no indication of a ceiling on the prices available in this market.
Success stories range from $250,000.00 to $550,000.00 to well over a million dollars ($1,000,000.00). It should be noted that in this market, the management of the completed development represents an attractive income opportunity. Several developers have been successful providing high-quality, exclusive houses in prestige locations, together with the perception of total security and exclusivity. These opportunities cannot be easily predicated. However, the market offers high returns on large investments with typical sales ranging from $250,000.00 to well over a $1,000,000.00.
COMMERCIAL DEVELOPMENTS:
There is a definite need for office and retail developments: strip malls in various locations throughout the Country and Province of Guanacaste. The residents in the highly populated areas are forced to travel some distance to obtain necessary services, which easily and profitably could be provided in these locations. Of course, obtaining a major anchor tenant for example: bank, post office, restaurant chain, would be beneficial to the success of these ventures. There are several other commercial developments and projects with great potential for future investor opportunities.
